When should I repaint my house?
Semi-transparent stain should last at least 36 months. Acrylic paint should last 60-72 months, but repainting your house a few years sooner may be a good idea to protect your investment. Most new construction homes in Park City are stained with a single coat of semi-transparent stain. Usually the landscaping is not mature, so the trees do not protect them from the sun, snow, wind, or rain. Within two years some of the stain may wear away leaving the siding with chalky, flaking wood.
Homes may not be properly sealed with caulking around windows, doors, and horizontal siding where the trim meets the siding or stucco. As the house dries out in the summer heat, the wood shrinks and forms gaps, which expand over time to allow rain water into the walls.

Why should I paint now and not next year?
If you wait too long to repaint your home you may need to replace damaged siding, which is an added cost you do not need. By maintaining the exterior of your home, you are protecting your investment.

What are your steps and procedures for exterior painting?
First, we will pressure wash the home, building, or decks before work begins. This will remove dirt and any flaking paint and clean the surfaces, which will enable best adhesion of the new products.
- Next, we will scrape and wire brush all chipped and flaking paint. Then we will caulk all joints where caulk has failed or been missed. This will not allow water to run underneath and rot siding.
- Then we will cover and mask all windows, decks, stone, and all other non-painted items.
- After all prep has been done, we then begin spraying our first coat of latex paint or oil stain.
- The first coat will be back brushed; this will work the stain into the siding for best bond and adhesion possible. Once that has dried, then we will spray our second coat for an even and clean looking finish.
- If there is a trim color, it will be brushed and rolled with two coats after the siding has dried.
- Once the house is finished we clean the decks with Oxcilic Acid. Oxcilic Acid is a wood brightener which will remove water stains and graying. After the deck is dry, we apply two coats of stain.

What are your steps and procedures for interior painting?
First we will mask the window glass, fire places, finished floors, tubs, showers, cabinets, vanities, tile, garage door tracks, doors, and floors.
- Next, we will sand and prep all the wood work. We will spray the wood windows baseboard and door casing with stain controller. Stain controller is a pre-sealer which helps prevent the uneven penetration of stains used on soft wood. We re-sand and vacuum the wood. Then we spray and wipe the stain.
- Once the stain dries, we spray a coat of pre- catalyzed sand sealer. After the sealer dries, we will hand sand the wood again and fill the nail holes with colored putty to match. We will caulk all trim and base board at this time as well. Then we spray a finish coat of pre- catalyzed flat lacquer.
- Next, if you want an antiqued looking glazed finish, we brush on, and wipe off the glaze to achieve the desired look. The glaze is a three part mix of UTC tint raw umber, with linseed oil, and Naphtha thinner. Then we spray the final coat of the pre- catalyzed flat lacquer.
- Finally, we will mask all wood work, and then repeat these steps on all the doors.
- Then, we will prep for spraying P.V.A. We will back roll the walls to achieve the best bond between the primer and dry wall, allowing for easy touch up later. After the P.V.A. has dried, we will sand the walls and fix any small dings with spackle. We also will caulk any cracks in the bull-nose, as well as all joints between the walls and ceiling.
- By caulking the ceiling and wall joints, it allows for clean tape lines from wall to ceiling. For the rooms with two tone paint we will spray finish paint on the walls first, once the walls dry we tape and drop plastic from the ceiling to floor. Then we spray the ceilings.
Finally, we will use efficient work habits, to ensure the quality of work that meets our standards. Once we finish we will clean up our trash, so that the remaining subs can finish their work. After the subs have completed the house, we will come back and do a final touch up.

If he or one of his employees gets hurt on your property you can be sued by him. This information is for your peace of mind letting you know that we are fully covered, then so are you.
